Lease terms

* Rent: $2,500/month * Lease Term: 12-month lease preferred. Longer lease terms welcome. Shorter terms may be considered on a case-by-case basis at adjusted rental rates. * Security Deposit: One month's rent ($2,500), subject to application approval. * Utilities: Tenant is responsible for all utilities, including electricity, gas, water/sewer, trash, and internet. * Pets: Considered on a case-by-case basis with owner approval. Additional pet fee and monthly pet rent may apply. * Smoking: No smoking or vaping permitted inside the home. * Property Care: Tenant is expected to maintain the home and furnishings in a clean, well-cared-for condition, promptly report maintenance concerns, and be responsible for damage beyond normal wear and tear. Owner is responsible for major systems and routine maintenance not caused by tenant negligence. * Application Requirements: Gross household income of at least 3x monthly rent, preferred minimum credit score of 700, verifiable income and employment, positive rental history, and no prior evictions or outstanding landlord collections. All occupants age 18+ must complete an application and screening. We are seeking tenants who will enjoy and care for this furnished home as if it were their own.
