Lease terms

The lease duration is month to month. Landlord is responsible for payment of water. Tenant is responsible for payment of electric and gas. NO PETS OR SMOKING ALLOWED. One (1) onsite reserved parking slot is included with the lease at no additional cost. The authorized parking permit must be visibly displayed on the approved, registered vehicle when on the property. Tenant is responsible to move trash bins to the street curb on collection days (Mondays) and must be returned to the holding area by 5PM the same day. Tenant is responsible to sweep and clear the staircase from Apt 2R leading to Apt 3R and the landing directly outside of Apt 3R. The landing will be clear of personal items which may present a fall or fire egress hazard (strollers, shoes, boots, bikes, etc). No construction, additions, alteration, shelving, photos, posters, artwork is to be conducted, installed or mounted which permanently alters or damages the apartment or its surfaces. The apartment may be accessed by the property manager or authorized parties for repairs, servicing and safety upon tenant coordination. Provide a contact phone number to schedule a tour for property manager coordination. Verifiable references with name and phone number from prior rental owners/landlords/property managers and/or a letter of good standing are required as part of the application review. Upon lease signing the keys to the unit will be provided after the bank clears the first month's rent and security deposit. Tenant is advised to schedule payments accordingly. Special offers will be rebated during the second (2nd) month of occupancy if all prior payments are current. Utilities must be transferred into the renter's name and all payments cleared before keys are provided. Discuss questions with the property manager during the scheduled tour.
