This is a one year lease. No subleasing or residency for anyone not named on lease and application. Rent to be paid on or before the first. Tenant will maintain the yard, mowing and weed eating, maintaining the fence lines. Tenant will provide their own snow removal and salt the walkways. Tenant will pay all utilities, gas, electric, water, sewer, and maintain a garbage service. And provide receipts that services are in their name before receiving the keys. Modern and working appliances are provided by the owner. Dehumidifiers run in the basement. Do not turn these off, they maintain a dry environment, and they will need to be emptied by the tenant. If these appliances require maintenance, that is the renter's responsibility. Report any appliance issues to manager during business hours. Use removable command strips to hang any photos on the wall. And you may use any of the existing hangers. No nails, screws or thumbtacks. Smoking is not allowed in the house, basement, or garage. If you smoke, do it outside, and clean up the cigarette butts. No pets will be allowed. That includes outdoor pets. No aquariums. You are responsible to report anything that is in need of repair. You are expected to maintain and test smoke detectors. Do not remove batteries. Renter's insurance is required. This covers your belongings.
