** INITIAL ONE-YEAR LEASE REQUIRED. ** LANDLORD PAYS FOR WATER/SEWER/TRASH SERVICE; ALL OTHER UTILITIES ARE TENANT'S RESPONSIBILITY. ** COMPLEX IS NON-SMOKING -- VAPING, CIGARETTES, CIGARS, MARIJUANA ** PETS -- No pets are allowed on the Property except for animals legally recognized as service animals under applicable laws or those designated as emotional support animals by a licensed medical professional. Service Animals are not pets, but assist disabled residents. By law, the Landlord must allow service animals for Tenants who have a verified need that requires them to afford a disabled Tenant fair use and enjoyment of the facilities. A. Every totally or partially blind person shall have the right to be accompanied by a dog in harness trained as a guide dog, every person who is deaf or hard of hearing shall have the right to be accompanied by a dog trained as a hearing dog on a blaze orange leash, and every mobility-impaired or otherwise disabled person shall have the right to be accompanied by a dog trained as a service dog in a harness, backpack, or vest, identifying the dog as a trained service dog in any of the places listed to use for use by the general public without being required to pay an extra charge for the dog, provided that the Tenant shall be liable for any damage done to the premises or facilities by such dog. B. The provisions of this section shall apply to persons accompanied by a dog that is in training, at least six months of age, and in a harness, backpack, or vest, identifying the dog as a trained service dog, provided such a person is an experienced trainer of service dogs or is conducting continuing training of a service dog. C. Tenant(s) shall provide the Landlord with written verification from a physician or mental health professional if the disability is not discernible. Service animals and ESAs must meet local and state laws for vaccinations and licensing. The landlord requires the animal to be housebroken and neutered or spayed. D. Tenant(s) must provide the Landlord with current vaccination certificates and proof of altering BEFORE occupying any dwelling. Tenant(s) are responsible for cleaning up after the animal. Tenant(s) are also responsible for any damage done to the unit, building, or grounds beyond reasonable wear and tear.
