Lease terms

12-month lease preferred. Monthly rent is $2,350. A $2,350 security deposit and the first month's rent are due before move-in. Tenant is responsible for electricity, gas, water/sewer, internet, and cable, and must establish applicable utility accounts before taking possession. Trash removal is included in the rent. No smoking or vaping of any substance is permitted inside the home or garage. Candles, incense, and other open-flame decorative devices are not permitted. No illegal activity, excessive noise, disruptive gatherings, nuisance activity, or other conduct that disturbs neighbors or violates applicable laws, Village ordinances, HOA rules, or the Crime Free Lease Addendum. Only approved occupants may reside at the property. No subleasing, assignment, Airbnb, or other short-term rentals are permitted without the owner's written approval. Renters insurance is required throughout the tenancy, with proof of coverage provided before move-in. Pets are generally not preferred but may be considered on a case-by-case basis depending on size, breed, and the overall application. Applicable pet fees or deposits may apply. Assistance animals will be handled in accordance with fair housing requirements. Tenant must keep the property clean, promptly report leaks, damage, or maintenance concerns, and obtain written approval before painting, altering, mounting large items, or making installations.
