Lease terms

Tenant is responsible for all utilities except trash. No pets, No smoking/vaping. Rent, security deposit, and a $225.00 admin fee are due at the time of move-in. If you move in after the 1st of the month, the 2nd month's rent is pro-rated. GENERAL RENT CRITERIA Rental history: Your current and/or prior landlord will be contacted to check your payment history, balance owing, care of property and any contract violations. lncome: Gross monthly pay must equal 3x the amount of the rent. This can be combined income between 2 adults (for applicants on section 8 or similar housing they must earn 2x the rent). We will require your most recent pay statement and/or other written verification of income with your application. Public Records: We evaluate court records for charges, convictions, warrants, judgements, and evictions. Credit History: We will look at your credit balance collections, and overall history of paying debt. If a co-signer is needed, they will also need to complete an application, provide documentation of income that is a minimum of 4x the amount of rent plus own a home in Snohomish County and pre-approved surrounding areas. THERE IS NO GUARANTEE THAT WE CAN RENT TO YOU UNTIL YOUR APPLICATION(S) ARE PROCESSED AND COMPLETED BY THE SCREENING COMPANY.
