Lease terms

Purchase renter's insurance with at least $100,000 liability coverage. Airbnb/short-term rentals are prohibited. Change HVAC filters monthly. Lawn care is tenant's responsibility. Have a minimum credit score of 650. Credit score is negotiable. Minimum 12-month lease required. Rent is due on the 1st day of each month. Security deposit is equal to one month's rent and due prior to move-in. Smoking, vaping, and the use of tobacco, marijuana, or any other smoking products are strictly prohibited inside the home. Pets are subject to landlord approval. Maximum of two pets permitted. A non-refundable pet fee of $350 per pet and monthly pet rent of $30 per pet will apply. Breed and weight restrictions may apply. Applicants must demonstrate verifiable gross monthly income of at least three (3) times the monthly rent. All applicants age 18 and older must complete a credit, criminal background, and eviction history screening. Occupancy is limited to the individuals listed on the lease agreement. Vehicles must be parked only in designated areas. Inoperable, unregistered, or abandoned vehicles are prohibited. Tenants and guests shall conduct themselves in a manner that does not disturb neighbors or violate local noise ordinances. Tenant agrees to maintain the property in a clean and sanitary condition and promptly report any maintenance issues or repairs needed. Approval is based on income, creditworthiness, rental history, background screening, and overall application qualifications. Tenant is responsible for all utilities, including electricity, water, sewer, gas, internet, cable, and trash service unless otherwise specified. Tenant is responsible for routine housekeeping, changing HVAC filters, replacing light bulbs, and maintaining the yard in accordance with lease requirements. No painting, remodeling, satellite dish installation, or other alterations may be made without prior written consent from the landlord.
