Lease terms
Lease term: 12 months Monthly Rent: $925 Security Deposit: $1500 Tenants are responsible for water, sewer, trash, gas and electricity, internet, TV services, lawn care, snow removal and renter's insurance. Security deposit is fully refundable provided that the tenants comply with the terms stated on the Lease Agreement. Tenants Consideration Criteria * - Each applicant over the age of 18 must fill out an application and consent to a background check. Co-signers are also subject to the same fee and consent requirements. - All applicants over the age of 18 must provide current government-issued photo identification at the time of application. - The combined income of all occupants must be at least 3 times the monthly rent. Applicants without sufficient income may provide a co-signer or proof of a cash reserve equal to 12 times the monthly rent. - Applicants must provide payment for the security deposit (1-3 months of rent including any additional deposit amount for pets or other reasons) within 24 hours of the notification of the approval. If you do not, then other applicants may be considered and allowed to sign a lease. - Applicants must obtain and provide proof of Renter's Insurance before occupying the premises. - All accounts must be current, with no bankruptcy filings within the past 2 years. Collection accounts must be resolved. Past-due accounts may require an additional security deposit or co-signer. - Applicants with recent convictions for crimes against persons or property may be rejected. Those on probation or parole must provide contact information for their supervising officer. Registration on public offender lists will result in denial. - Pets may be permitted with a good reference from the previous housing provider, complete veterinary records, and payment of additional deposits and pet rent. The owner reserves the right to deny based on size, species, or breed. - Rents must be able to pay rent electronically via direct bank transfer or Venmo etc. - Applicants will have 48 hours from the notification of the approval to sign a lease agreement. If you do not, then other applicants may be considered and allowed to sign a lease.
