Lease terms

Lease Term: One year lease available. First month's rent and deposit equal to 1-months rent are due at signing. Payments: Accepted forms of payment for rent and deposit are hand-delivered cashier's checks or ACH through Zillow. Rent Amount: $2250 due on the 1st of each month. Late fee of 5% of rent assessed for each 5-day late period, beginning, per Oregon law, on the 4th day of the month. Pets: Cats and other non-dog pets negotiable with a pet fee. Utilities: Landlord pays water. Tenant pays all other utilities. HOA annual dues are paid by Landlord. Any HOA fines incurred by tenant are paid by tenant. Yard maintenance is the duty of the tenant. No smoking allowed anywhere on property. Per HOA regulations, street parking is not allowed. Please use driveway and/or garage. Quiet hours are 9pm-7am. No subleasing of rooms or home. No unregistered tenants or long-term guests (7 days in a 30-day period) without Landlord written approval and lease modification. Follow all HOA expectations and policies (website with HOA policies will be emailed.) Repairs: Repair needs and any modifications to property must be communicated with Landlord and approved in writing (email, text, or letter). Normal wear and tear repairs will be done by or paid for by Landlord. Repairs from misuse or accidental damage, including but not limited to infestations, will be paid for by Tenant. Renters insurance is not required, but recommended. Inspections/Entry to the Property: *Move-in and Move-out inspections on the days of. *Three-month and nine-month inspections with minimum 48hr notice barring emergencies or repairs. Security Deposit: Tenant security deposit is $2250 In accordance with Oregon law, itemized deductions including but not limited to repairs, labor cost, fees, and non-payment of rent, will be given to tenant within 31 days of moving out. Termination of Lease / Early Opt-out: Early termination of lease by the Tenant incurs an additional $2250 fee due within 14 days of Tenant notifying Landlord in writing of early termination. Any early termination by Tenant will be communicated in writing at least 30 days prior to move-out date. A one-year lease automatically becomes a month to month lease with a 6% rent increase unless and until the Tenant and Landlord agree to a new lease. In a month-to-month lease, Tenant or Landlord may terminate the lease without cause or fault with a 30-day notice. Lease may be terminated at anytime by Landlord due to Tenant lease violations or Tenant non-payment of full rent by due date. In these cases, Tenant will be given Oregon 13-day Notice of Nonpayment and Notification of Termination of Lease. Final day of lease will entail a Landlord and Tenant walkthrough of the property, a return of all keys, and Tenant vacating the premises. Holdover Tenant: If Tenant remains in property beyond the day they're supposed to (based on but not limited to end-of-lease date, stated date on Tenant notice to terminate lease agreement, Landlord notice to terminate lease agreement), Tenant will pay a daily fee of $100, due each day until Tenant vacates premises and turns in keys.
