Lease terms

Rent: $1,800 per month, due on the 1st Lease length: 12-month term Utilities: Owner pays water. Renter is responsible for gas and electric. Security deposit: Refundable $1,800 (one month's rent) due at signing Parking: Street parking only Pets: No pets allowed Smoking: No smoking allowed Insurance: Renters insurance required Cleaning: Mandatory professional cleaning every quarter (renter pays) Modifications: No unauthorized modifications or alterations (painting, fixtures, locks, drilling, etc.) without prior written owner approval. Approved changes must be restored to original condition at move-out unless otherwise agreed. Tenant maintenance: Renter is responsible for replacing light bulbs, smoke/CO detector batteries, and HVAC filters, plus basic upkeep (plunging toilets, resetting breakers, etc.). Repairs & notification: Renter must promptly notify the owner in writing of any needed repairs or conditions that could cause damage (leaks, system malfunctions, etc.). If repairs are not reported promptly, the renter is responsible for any resulting damage that could have been prevented or minimized by timely notice. Major repairs remain the owner's responsibility when properly reported.
