Lease duration: Minimum 3 months. 6 month and 12 month leases preferred and available at better rates. Smoking policy: No smoking anywhere on the premises including inside the unit common areas front entrance and shared backyard. Parking: City of Pittsburgh Zone P street parking permit available at approximately $40 per year per vehicle. Tenant is responsible for obtaining their own permit. Guest vehicle pass available with Pittsburgh parking restrictions of 2 days on 1 day off. Pet policy: No pets of any kind permitted. No exceptions. Tenant responsibilities: Tenant is responsible for keeping their private bedroom and shared common spaces clean and in good condition. Any maintenance issues must be reported to landlord promptly in writing. Tenant is responsible for electric and gas usage over $225 per month combined. Additional terms: All utilities included water sewage stormwater and WiFi with no cap. Electric and gas included up to $225 combined per month. Cleaning fee of $200 due at move out. First and last month rent due at signing. Renters insurance required prior to move in. No subletting without written landlord approval.
