Lease terms

PROPERTY: Landlord leases to Tenant a private bedroom and bathroom, shared access to common areas (kitchen, dining area, laundry). RENT: Upstairs Bedroom: $1,200 per month. Rent shall be paid Month on Month on or before the beginning of each Month. Late payment will attract an inconvenience fee of $50 daily. UTILITIES: Included in Rent: Internet, trash collection, electricity, gas and water. COMPLIANCE: Occupancy: Given this is a shared space, Only the named Tenant may reside in the room and guest are highly discouraged for security purposes PARKING: Tenant will use street parking right in-front of the property. SMOKING: Cigarettes, vapes, pipes, cigars, or any other type of smoking is not permitted in any area inside the house. If smoking outside, all cigarette butts must be properly disposed of in a trashcan. ALCOHOL: May only be consumed by those the age of 21 and older, and only in a responsible manner. CONDUCT: Tenant must keep a decent clean space and do not damage amenities within the home and comply with all city noise and littering ordinances. SECURITY DEPOSIT: Tenant shall provide a security deposit of $1200 upon signing. In accordance with Texas Property Code 92.103, Landlord shall refund the deposit within 10 days of move-out, less any deductions for damages beyond normal wear and tear. ACCESS & PRIVACY: Landlord may enter the Tenant's room only for repairs, inspections, cleaning or emergencies. Landlord will provide at least 24 hours' notice for non-emergency entry.
