Assistance animals (including dogs) welcome in accordance with Fair Housing Act requirements. No pet rent or deposit applies. Smoking No smoking of any kind inside the unit, in common areas, or within 25 feet of the building. This is a building-wide policy. Violation is grounds for lease termination. Parking No off-street parking included with the unit. Residential Parking Permit (RPP) street parking is available for DC-registered vehicles in the surrounding neighborhood. Other Policies No subletting, room rental, or short-term rentals (Airbnb, VRBO, etc.) permitted. No alterations to the unit without prior written approval from the building board. Tenant must maintain at least 75% of floor area (excluding kitchen and bathroom) covered with rugs and padding per building rules. Move-in must be scheduled at least one week in advance. Building charges a $500 move-in fee (payable to Valley Vista). Tenant receives and agrees to comply with Valley Vista Rules and Regulations. Application & Screening Income: Minimum gross monthly income of 3x rent ($6,525/month). All lawful income sources accepted, including employment, Foreign Service allowances, and diplomatic housing stipends. Credit and rental history reviewed as part of the application. At least one prior landlord reference required. Background check conducted after conditional offer, in accordance with DC Fair Chance in Housing Act.
