Lease terms

To include but not limited to: -Renter pays all utilities. Owner pays HOA dues. -Renter is responsible for yard maintenance, mowing, trimming bushes, & pest/insect control. HOA requires yards be tidy and mowed. -Renter is responsible for smoke detector battery replacements, air filters, light bulbs etc. while occupying the house. -No smoking is allowed on the premises. -One small pet is allowed with a pet fee of $500, which is non refundable. 20 pounds max. -12 month lease and security deposit of 1 month's rent is required before move in. The security deposit will be returned to the Tenant within 30 days after the lease is over less any damage charges and without interest. Security deposit can never be used toward rent. -If the tenant requests an early termination of the lease agreement, the security deposit will not be refunded and the tenant is solely responsible for fulfilling the lease obligation through the original end of lease date or until a qualified new tenant has been found. -Only those persons named on the Lease Agreement may occupy the house. -May only be used as a Residential dwelling and may not be used for storage, manufacturing of any type of food or product, professional services, or for any commercial use unless stated in the agreement. -Premises is not furnished. -Renter supplies their own refrigerator, washer and dryer. -Rent is due on the 1st of each month and $50 late fee for every day rent is late after the 3rd day. -First month's rent is due by the Tenant upon execution of the contract. -The Tenant will not move into the Premises before the start of the Lease Term. -Waterbeds and fish tanks are not permitted. -The Landlord shall not be liable for any damage or injury to the Tenant or any other person, or to any property, occurring on the Premises, or any part thereof, or in common areas thereof, and the Tenant agrees to hold the Landlord harmless from any claims or damages. -It is required that Renter's Insurance be purchased and active at the Tenant's expense prior to occupying the property. -The Landlord shall have the right to enter the Premises during normal working hours by providing advanced notice to the Tenant for inspection, make necessary repairs, etc. -The Tenant shall, at their own expense and at all times, maintain premises in a clean and sanitary manner, and at the end of the contract, a professional cleaning of the house and shampooing of the carpets is required. -Repair requests must be in writing and the Landlord has a reasonable amount of time to make the repairs.
