Lease Term: 1 Year **TENANT DUTIES** * Keep the premises as clean and sanitary as the condition of the property permits. * Regularly dispose of all rubbish, garbage, and other waste in a clean and sanitary manner. * Properly use and operate all electrical and plumbing fixtures and keep them as clean and sanitary as their condition permits. * Sinks, countertops, tubs, and showers must be cleaned using a non-abrasive degreasing cleaner, such as liquid Dawn dish soap. * Do not use scratch pads, scrubbing pads, or abrasive cleaners on these surfaces. * Do not, nor permit anyone under your control to, willfully or wantonly destroy, deface, damage, impair, alter, or remove any part of the structure, facilities, or equipment. * Leave the premises in substantially the same condition as when possession was given, allowing for normal wear and reasonable use. * Do not cause or allow excessive or unnecessary noise, especially during quiet hours established by city or county noise and/or party ordinances (10:00 p.m. to 8:00 a.m.). * Keep kitchen and bathroom drains free from materials that may cause clogs, including but not limited to grease, paper towels, feminine hygiene products, and similar items. * Tenant is responsible for the cost of clearing plumbing stoppages and any damages resulting from clogged drains, waste pipe backups, or overflow of bathtubs, sinks, or wash basins caused by tenant use. * Keep the yard mowed and maintained in a neat and presentable condition. * No trampolines or swimming pools are permitted on the premises at any time. * No vicious dog breeds are permitted on the property. Prohibited breeds include, but are not limited to, Pit Bulls, Rottweilers, German Shepherds, Mastiffs, Boxers, and similar breeds as determined by the Landlord or insurance carrier. * Test all smoke detectors monthly to ensure they remain in proper working condition. * Replace the air conditioning filter monthly to maintain efficient operation of the HVAC system. * Check the fire extinguisher monthly to ensure it remains in good working condition. * Smoking is strictly prohibited inside the building.
