Rental Screening Criteria (Summary) Screening Fee $35 non refundable per adult applicant. Income Requirement Combined, verifiable gross monthly income must be at least 3x rent ($8,700/month minimum). Credit Standards Credit history must show responsible debt management. Applications may be denied for significant derogatory credit, open bankruptcies, or unpaid landlord related debts. Rental History Applicants may be denied for prior evictions, owing money to a previous landlord, or documented lease violations. Criminal Background Evaluated using an individualized assessment consistent with Washington law. Arrests without conviction are not considered. Identification Valid government issued photo ID required for all adult applicants. Move In Funds $1,650 refundable security deposit. $350 non refundable administrative fee. Application Processing Applications are reviewed in the order they are fully completed (screening, income verification, ID, rental history). The property remains available until a lease is signed and required funds are paid. Comprehensive Reusable Tenant Screening Reports Comprehensive reusable tenant screening reports are not accepted per RCW 59.18.257. Screening Provider Screening is processed through the Washington Landlord Association (WLA), 15 S Grady Way, Suite 600, Renton, WA 98057. Credit/background data are supplied by TransUnion Consumer Relations, PO Box 1000, Chester, PA 19022. Applicants may obtain a free copy of their report and dispute inaccuracies.
