Lease terms

1. Lease Duration: This lease agreement is for a fixed term of one year, starting on August 5, 2025, and ending on August 4, 2025. 2. Rent Amount and Payment Schedule: The monthly rent is $3,600 and is due on the first day of each month. If payment is not received by the 3rd day of the month, a late fee of $70 per day will be charged for each additional delayed day until the rent is fully paid. Payment can be made via check or electronic transfer. 3. Security Deposit: A security deposit of $3,600 is required prior to move-in. The deposit will be returned within 60 days after move-out, minus any deductions for unpaid rent, damages beyond normal wear and tear, or cleaning fees. 4. Maintenance and Repairs: The landlord is responsible for maintaining the property's structure and major systems. The tenant is responsible for reporting any necessary repairs promptly and keeping the property clean and in good condition. 5. Occupancy and Subleasing: Only the named tenant and their immediate family members are allowed to occupy the rental unit. Subleasing is strictly prohibited without prior written consent from the landlord. 6. Pet Policy: No pets are allowed on the premises without the landlord's written permission. If permission is granted, a non-refundable pet deposit of $200 and a monthly pet fee of $35 will apply. 7. Termination and Renewal: At the end of the lease term, the tenant may choose to renew the lease for another year by providing written notice at least 60 days before the expiration date. 8. No Criminal Background or Felony: The tenant(s) agree that, as part of the application process and throughout the duration of the lease, they have no criminal background or felony convictions. The landlord reserves the right to deny or terminate the lease if any criminal background or felony conviction is discovered.
