Lease terms

Lease Type: Month-to-month rental (30-day minimum stay required) available through November 2026. Monthly Rent: $2,000 Security Deposit: $1,000 refundable (due prior to move-in) Application & Screening: Zillow applications are accepted. Background and credit check required and paid directly by each applicant through Zillow. Administrative Fee: $75 non-refundable administrative fee (in addition to application/screening fees) Cleaning Fee: $150 standard cleaning fee will be deducted from the security deposit. Additional cleaning or costs for damage beyond normal wear and tear will also be deducted. Furnishings: Fully furnished. Tenant is responsible for maintaining furnishings in good condition. Damage, missing items, or excessive wear will be deducted from the security deposit. Utilities: Water, sewer, trash, internet, and HOA-covered utilities are included in rent. Gas and electric are included up to a combined total of $150 per month. Any overage will be billed to tenant. Occupancy Limit: Maximum 2 occupants. Pets: Not allowed (per HOA rules) Smoking/Vaping: No smoking or vaping inside the unit or within 25 feet of the exterior (per HOA policy) Parking: One unassigned parking space included, located near the unit Laundry: Community laundry facilities located at the Red Pine clubhouse directly across the street (CSC Pay Mobile app supported for payment and cycle status monitoring) Amenities: Access to Red Pine amenities, including seasonal pools, hot tubs, sauna, tennis/pickleball courts, and clubhouse (subject to HOA availability and seasonal schedules) Insurance: Renter's insurance required for duration of tenancy HOA Compliance: Tenant agrees to comply with all Red Pine HOA rules and regulations. Violations may result in termination of tenancy. Subleasing: Subleasing or assignment of the lease is not permitted. Prohibited Uses: No commercial activity or high-utility-use operations (e.g., crypto mining or similar equipment).
