Lease Terms & Rental Requirements Monthly Rent: $4,500 A minimum one-year lease is required. Upon lease signing, tenants must provide first month's rent, last month's rent, and a security deposit. Utilities Tenants are responsible for all utilities, including electricity, natural gas, water, sewer, garbage, internet, and any other applicable services. The property owner will provide and pay for routine yard maintenance. Tenants are also required to maintain renter's insurance for the duration of the lease, with proof of coverage required prior to move-in and throughout the tenancy. Pets Cats and dogs are welcome. * $200 nonrefundable pet fee per cat or dog. * $50 per month pet rent for each cat or dog. Up to six (6) female chickens are permitted in accordance with City of Edmonds regulations and must be kept outdoors in the designated enclosure. Roosters are not permitted. Smoking Policy Smoking or vaping of any kind is strictly prohibited inside the home. Evidence of smoking or vaping inside the property may result in forfeiture of the security deposit and may result in additional cleaning, deodorization, and repair charges as allowed by Washington law. Parking Plenty of off-street parking is included, consisting of two separate driveways providing ample vehicle space. Applicant Requirements * Minimum one-year lease. * Rental application required for all occupants age 18 and older. * Credit, criminal background, eviction, employment, income, and rental history screening will be conducted as permitted by applicable law. * Verifiable gross household income of approximately three (3) times the monthly rent is preferred. * Proof of income and a valid government-issued photo ID are required. * Positive rental history and references are preferred. Tenant screening criteria are available upon request, as required by Washington State law. All applications will be evaluated in accordance with applicable federal, state, and local Fair Housing laws.
