Lease terms

Minimum 12-month lease. Tenant is responsible for all utilities, including electricity, gas, water, trash, internet, and lawn maintenance. Security deposit equal to one month's rent due at lease signing. No smoking permitted inside the home. Small pets may be considered on a case-by-case basis with additional pet fee/deposit. Owner provides routine HVAC maintenance, including scheduled air filter replacements, to help ensure efficient system performance and indoor air quality. Washer, dryer, refrigerator, and all kitchen appliances are included. Owner is responsible for maintenance and repair of owner-provided appliances under normal wear and tear. Tenant is responsible for proper operation, routine cleaning, and any repairs resulting from misuse, damage or negligence. Renter's insurance is required throughout the lease term. Tenant must maintain liability coverage and provide proof of insurance prior to move-in. Applicants must provide proof of income, including recent pay stubs and employment verification. Additional documentation, such as bank statements, may be requested when income cannot be readily verified. Applicants are subject to credit, income, background, and rental history verification. No Subleasing or Short-Term Rentals: Tenant may not assign this lease, sublease any portion of the property, permit any person not listed on the lease to reside at the property for an extended period, or use the property for short-term rentals (including Airbnb, Vrbo, or similar platforms) without prior written consent from the landlord.
