Prospective Tenant Screening Criteria To comply with Washington State law, all applicants 18 years of age or older must complete a rental application and satisfy the following minimum qualifications: Income Requirements: Combined gross monthly household income must be at least 3X times the monthly rent. Criminal History: Criminal history will be evaluated on an individualized basis consistent with applicable federal, state, and local fair housing laws. A criminal record does not automatically disqualify an applicant. Occupancy Standards: Maximum occupancy shall comply with applicable state and local laws. Smoking Policy: Smoking and vaping are prohibited inside the dwelling, detached garage, bath house, and greenhouse. Grounds for Denial: An application may be denied for reasons including, but not limited to: insufficient income, inability to verify income or identity, unsatisfactory rental history, materially false information on the application, or failure to meet other published screening criteria. If an adverse action is taken based on information contained in a tenant screening report, the applicant will receive a written adverse action notice as required by Washington law.
