Rental History: Applicants should have a minimum of 3 years of positive rental or homeownership history. Negative rental history, including prior evictions, unpaid landlord judgments, or repeated lease violations, may result in denial. Credit History: Credit history will be reviewed. Factors considered may include unpaid housing-related debt, collections, judgments, bankruptcies, and overall creditworthiness. Criminal History: Criminal history will be evaluated on an individualized basis consistent with applicable federal, state, and local fair housing laws. A criminal record does not automatically disqualify an applicant. Occupancy Standards: Maximum occupancy shall comply with applicable state and local laws. Smoking Policy: Smoking and vaping are prohibited inside the dwelling, detached garage, bath house, and greenhouse. Grounds for Denial: An application may be denied for reasons including, but not limited to: insufficient income, inability to verify income or identity, unsatisfactory rental history, materially false information on the application, or failure to meet other published screening criteria. If an adverse action is taken based on information contained in a tenant screening report, the applicant will receive a written adverse action notice as required by Washington law.
