Lease Terms for 3-Bedroom, 2-Bathroom Home in Old Roseville 1. Lease Duration: Term Options: 12-month or 24-month lease agreements available. 2. Monthly Rent: Rent amount: $2,500 per month. 3. Utilities: Gas: Tenant is responsible for setting up and maintaining the gas utility account in their name. Other Utilities (Water, Sewer, Garbage): Flat Fee: $150 per month, added to the rent for a total payment of $2,650 per month. Electricity will be back billed each month based on usage. 4. Security Deposit: A refundable security deposit of $3,000 is required at lease signing. 5. Maintenance Responsibilities: Landlord: Responsible for major repairs and property system upkeep (e.g., HVAC, plumbing). Tenant: Responsible for basic maintenance tasks, such as replacing air filters, minor yard care, and promptly reporting any repair issues. 6. Pet Policy: Pets allowed with an additional fee of $50 per pet and a pet deposit. 7. Late Payment Policy: Rent (including utility) is due on the 1st of each month. A late fee of $125 will apply if payment is received after the 5th of the month. 8. Renewal Terms: Renewal options will be provided 60 days before the lease expiration date. 9.
