Lease terms

Preferred lease term: 24 months at $1,800/month. 12-month lease available at $1,850/month. Security deposit and first month's rent are due before move-in. Rent is due on the 1st of each month. Late fees will apply in accordance with the lease agreement. No smoking is permitted anywhere inside the home. No pets. The home is unfurnished. Recent upgrades include a new refrigerator, microwave, dishwasher, and HVAC system. The landlord pays HOA dues. The tenant is responsible for all utilities, including electricity, natural gas, water/sewer, trash, internet, cable, and any other applicable utility services. The tenant is responsible for replacing the HVAC air filter regularly and maintaining the property in a clean and sanitary condition. The tenant is responsible for routine lawn care and promptly reporting any maintenance issues to the landlord. Parking is available in the driveway and garage. Street parking is subject to HOA and local regulations. Renter's insurance is strongly recommended (or required, if desired by the landlord). Applicants are subject to a background check, credit check, income verification, and rental history review.
