Lease terms

*No smoking or vaping is permitted inside the home. * Tenant is responsible for all utilities, including electricity, water, sewer, trash, cable, and any other applicable services. * Renters insurance is required for the duration of the lease. Proof of an active policy must be provided prior to move-in and maintained throughout the tenancy. * A security deposit is required before move-in. * First month's rent and all applicable move-in fees are due before possession of the property. * A completed rental application, credit and background screening, income verification, and rental history verification are required for all applicants. * Any pets are subject to landlord approval and may require an additional pet deposit and/or monthly pet rent. * Tenant is responsible for maintaining the cleanliness and general care of the property throughout the lease term. * Lease terms and occupancy limits are subject to landlord approval. * Subleasing, assigning the lease, listing the property on Airbnb, Vrbo, or any other short-term rental platform, or allowing anyone other than the approved occupants to reside in the home is strictly prohibited without the landlord's prior written consent. Any violation of this policy will constitute a breach of the lease agreement and may result in termination of the lease. * The property is intended for residential use only and must be occupied solely by the approved tenants listed on the lease. * This is a fully furnished home. Tenants are responsible for maintaining all furnishings in good condition and will be responsible for the repair or replacement of any damaged or missing items beyond normal wear and tear. * The property is intended for residential use only and may not be subleased or used as a short-term rental without the landlord's prior written approval.
