Lease terms

Payment Terms 1. Rent Payment: - Rent is due on the first day of each month. - Rent must be paid by check, money order, or electronic transfer. - Late payments will incur a fee of $100 after the 10th day of the month. 2. Security Deposit: - The security deposit is due upon signing the lease. - The security deposit will be returned within 7 Days after the lease ends, minus any deductions for damages or unpaid rent. Utilities and Maintenance 3. Utilities: - The tenant is responsible for all utilities including electricity, water, gas, and internet. - The tenant must set up and maintain utility accounts in their name. 4. Maintenance and Repairs: - The tenant is responsible for maintaining the property in good condition. Including lawn care. - The landlord will handle major repairs (e.g., structural issues, HVAC systems). - The tenant must notify the landlord of any needed repairs in a timely manner. Use of Property 5. Occupancy: - The property is to be used solely as a residential dwelling. - Only the individuals listed on the lease may reside in the property. - Subletting is not allowed without prior written consent from the landlord. 6. Pets: - Pets are allowed with an additional pet deposit of $250. - The tenant is responsible for any damage caused by pets. Rules and Regulations 7. Alterations: - No alterations, painting, or modifications to the property are allowed without the landlord's written consent. 8. Noise and Conduct: - Tenants must adhere to local noise ordinances and avoid disturbances to neighbors. - Illegal activities are strictly prohibited on the property. 9. Smoking: - Smoking is not allowed inside the property. Smoking is permitted outside, provided cigarette butts are disposed of properly. Termination and Renewal 10. Lease Renewal: - The lease may be renewed upon mutual agreement. The tenant must notify the landlord at least 60 days before the lease end date if they wish to renew. 11. Early Termination: - Early termination is allowed with 90 days' notice and payment of a penalty equal to $2,000. Inspection and Entry 12. Landlord's Right to Enter: - The landlord may enter the property with 24 hours' notice for inspections, repairs, or showings to prospective tenants or buyers. - In emergencies, the landlord may enter without prior notice. Disputes and Legal 13. Dispute Resolution: - Any disputes will be resolved through mediation before pursuing legal action. 14. Governing Law: - This lease is governed by the laws of the state of Louisiana.
