Lease terms

Minimum 12-month lease required. Tenant is responsible for all utilities. Security deposit and first month's rent are due prior to move-in. No smoking is permitted. Applicants must meet rental qualification requirements, including income, credit, background, and rental history screening. Applications and tenant screening are completed through Avail Pet Policy: A $250 non-refundable pet fee is required for approved pets. Pet owners are responsible for any damage caused by their pets, including damage to flooring, landscaping, fencing, artificial turf, doors, walls, or other portions of the property. Landscaping: Tenant is responsible for watering and maintaining the front yard plants. Landlord will maintain the artificial turf as needed. Any damage to the artificial turf caused by pets, including chewing, digging, lifting, tearing, or other damage beyond normal wear and tear, is the tenant's responsibility. Tenant will be responsible for the cost of repair or replacement if such damage occurs. Tenant agrees to provide reasonable access for scheduled turf maintenance with proper notice.
