Lease terms

LEASE TERM Lease begins: June 15, 2026 or TBD Lease ends: 12 months to annually RENT Monthly rent: $3,200 Due date: 10th/25th of each month Grace period: 3 days Pet Rent: $100 max 1 Late fee: $100 after grace period Move out fee for cleaning: $400 Payment Method: Zelle / ACH / Zillow SECURITY DEPOSIT Amount: $3,200 Returned in 21 days after move-out OCCUPANCY Only the following signed occupants may reside at the property. No additional occupants may be allowed. UTILITIES Monthly rent includes Trash and Water only MAINTENANCE & REPAIRS Tenant agrees to: Keep property clean and sanitary Replace light bulbs, smoke detector batteries, etc. Report maintenance issues promptly NO SMOKING No smoking or vaping inside the property. ALTERATIONS Tenant may not: Paint Install fixtures Drill large holes Without written landlord approval. RENTERS INSURANCE (REQUIRED) Tenant must maintain renters insurance throughout lease term. ENTRY BY LANDLORD Landlord may enter with 24-hour notice for: Repairs Inspections Showing property Immediate entry allowed for emergencies. SUBLEASING / SHORT-TERM RENTALS No subleasing or Airbnb without written approval RETURNED PAYMENTS $35 for each returned payment EARLY TERMINATION Tenant may terminate early with: 90 days written notice Payment of 2 mos rent as lease break fee PARKING Attached garage / one guest parking spot HOA RULES Tenant agrees to follow all HOA rules and regulations. Violation may be considered lease violation. DEFAULT Failure to pay rent or comply with terms may result in termination of tenancy per California law. The formal lease agreement will be prepared once all details have been finalized.
