Income must be verifiable through recent pay stubs, an employment verification letter, tax returns, bank statements, or other acceptable documentation. Alternative sources of verifiable income may be considered. Employment Verification Current employment or another stable, verifiable source of income is required. Employment and income information may be verified with the employer or other appropriate sources. Credit History Credit reports may be reviewed as part of the application process. Factors considered may include: History of timely payment of financial obligations. Outstanding debt obligations. Collections, charge-offs, bankruptcies, or judgments. Overall ability to meet rental payment obligations. A credit score alone does not automatically determine approval or denial. Rental History Applicants should demonstrate a satisfactory rental history, including: Timely rent payments. Compliance with previous lease agreements. No significant property damage beyond normal wear and tear. Positive landlord references, when available. Eviction History Previous eviction filings or judgments may affect eligibility. Each application may be evaluated based on the nature, timing, and circumstances of any prior eviction history, as permitted by applicable law. Criminal Background Screening Criminal background information is reviewed as part of the application process. Applicants will not be automatically denied based solely on a criminal conviction. Criminal history will be evaluated on an individualized basis, considering the nature and severity of the offense, the time elapsed since the conviction or completion of the sentence, and whether the conduct poses a legitimate risk to the safety of residents, neighbors, or the property. Occupancy Standards Occupancy limits are determined in accordance with applicable building, health, and safety codes. Pets Pets may be permitted in accordance with the property's pet policy. Additional deposits or fees may apply. Reasonable accommodations for assistance animals will be considered as required by law. Application Completeness Applications will not be processed until all required information, supporting documentation, and applicable application fees have been received.
