Lease terms

Minimum stay 30 days minimum. This is a furnished mid-term rental not a short-term or vacation rental. After the initial term, lease may continue month-to-month at the agreed rate. Extended stays are welcome. Security deposit One month's rent required at signing, fully refundable within 14 days of move-out provided no damage beyond normal wear and tear. Utilities Water, gas, electric, and high-speed WiFi included up to $250/month. Tenant is responsible for any utility overage beyond that amount. No additional setup required everything is on and ready at move-in. Parking Free on-site parking included. Cleaning Optional weekly cleaning service available at $100/visit, scheduled at tenant's discretion. Tenant is responsible for maintaining a clean and orderly home between visits. Pets Pets considered on a case-by-case basis. If approved: $250 non-refundable pet fee per pet, plus $125/month additional rent per pet. Maximum 2 pets. Please inquire before applying. Early termination & notice 30 days written notice required prior to vacating. Early termination before the agreed end date will result in forfeiture of the security deposit or 30 days' additional rent, whichever is less. Tenant requirements Credit and background check required for all adult occupants. Proof of income at a minimum of 2.5x monthly rent (~$10,500 $11,250/mo). Corporate tenants may substitute a current employer letter of placement or assignment. Smoking No smoking inside the home. Smoking permitted in the backyard only. Additional terms Home is fully furnished and move-in ready linens, kitchenware, and all essentials included. Tenant is responsible for any damage to furnishings beyond normal wear and tear. A formal Idaho residential lease agreement will be provided and must be signed prior to move-in.
