Before you apply, we want to tell you the following about our tenant screening process: What we will check: Government-issued photo ID Income and employment verification (including self-employment documentation if applicable) Rental history from previous landlords Credit history Criminal background check What may result in denial of your application: Gross income under 2-3 times the monthly rent Less than 6 months with current employer or in a similar line of work (unless other qualifying income applies) Negative or insufficient rental history, including a prior unlawful detainer/eviction within the past 7 years, 3 or more Three Day Notices from any landlord, 2 or more NSF checks, or a previous landlord unwilling to re-rent due to documented complaints Poor credit history or a debt-to-income ratio over 40% An undischarged or undismissed bankruptcy Conviction, guilty plea, or no contest plea for any felony, or misdemeanors involving theft, dishonesty, assault, intimidation, prostitution, drug-related or weapons charges, obscenity, or sex-crime related violations Outstanding warrants
