Lease terms

$2,500/mo rent, 12 month lease required. Security Deposit: $2,500 Renters are responsible for all utilities and yard maintenance. Rental insurance is required. Pets: Responsible pet owners welcome, must provide up to date vet records, pets must be licensed with the city of Ocean Shores, and rental insurance policy to explicitly cover animal/pet liability. No breed restrictions, but a signed statement that the pet has no history of aggression required. Pet Deposit $400. Smoking outdoors only. Rental Screening Criteria All applicants 18 years of age or older must complete a rental application and meet the following minimum screening criteria: * Verifiable monthly household income of at least 2.5 times the monthly rent. * Satisfactory credit history. * Positive rental history with no unpaid landlord collections or history of eviction, except as otherwise required by applicable law. * Acceptable criminal background screening consistent with federal, state, and local fair housing laws. * Verification of employment and/or other lawful sources of income. * Valid government-issued photo identification. Application approval is based on the overall screening results and compliance with all applicable federal, state, and local fair housing laws. This property does not accept reusable tenant screening reports. Each applicant must submit a new application and screening through the screening service designated by the landlord.
