Lease terms

-Lease Term: Minimum 12-month lease. -Rent: Due on the 1st of each month. -Security Deposit: Equal to one month's rent. -Utilities: Tenant is responsible for all electricity, natural gas, and internet service. Landlord is responsible for water and sewer unless otherwise specified in the lease agreement. -Pets: Pets may be considered on a case-by-case basis with owner approval. Additional pet fees, deposits, or monthly pet rent may apply. -Smoking: No smoking or vaping is permitted inside the home or garage. -Parking: Parking is permitted only in designated areas, including the garage and driveway (if applicable). Street parking is subject to local regulations. -Maintenance: Tenants are responsible for keeping the property clean and in good condition, promptly reporting maintenance issues, replacing HVAC filters (if applicable), changing smoke detector batteries as needed, maintaining the yard as outlined in the lease, and complying with all lease terms regarding property care. -Renter's Insurance: Proof of renter's insurance is required prior to move-in and must be maintained throughout the lease term. -Occupancy: Occupancy is limited to approved applicants listed on the lease. -Background Screening: All applicants are subject to credit, criminal, income, rental history, and employment verification.
