Lease terms

Lease Term: 12-month lease. Qualifications: Applicants must have a minimum 725 credit score, verifiable gross monthly income of at least three (3) times the monthly rent ($6,900), satisfactory rental history, and successfully complete a background, credit, and eviction screening. Occupancy: All occupants 18 years of age or older must submit a separate application. Pets: No pets permitted without prior written approval. Assistance animals are accommodated in accordance with applicable law. If a pet or evidence of a pet is found on the premises, a $500 non-refundable fee will be assessed immediately. The tenant will also be charged an additional $150 a month until the pet is removed. Smoking: No smoking or vaping inside the residence. Renter's Insurance: Required prior to move-in. Tenant must maintain renter's insurance throughout the lease term. Proof of coverage must be provided before move in. Property Inspections: Routine property inspections may be conducted approximately every five (5) months with reasonable advance notice, except in emergencies or as otherwise permitted by law.
