Lease terms

Renter is responsible for all utilities, including water/sewer/trash, electricity, and gas, as well as lawn maintenance. Renter's insurance is required for the duration of the lease. No smoking or vaping is permitted inside the home. Applicants must complete a pre-screening process prior to scheduling a showing. Failure to complete the pre-screening or provide requested information may result in denial or no further consideration. Showings are by appointment only and may be conducted virtually or in group settings. Same-day showings may be limited based on availability and completion of pre-screening. All applicants are subject to background, credit, rental history, and identity verification. Applications are provided via private link after completion of pre-screening and property viewing. Final approval is subject to third-party screening results. Minimum income requirement is 3x monthly rent. Property will be offered to the most qualified applicant. Providing false, incomplete, or misleading information during pre-screening or application may result in denial. Pets may be considered with approval and are subject to additional requirements, restrictions, and fees. A 12-month lease is preferred. Shorter lease terms may be considered on a case-by-case basis and may be subject to adjusted terms. Rent is due on the 1st of each month. First month's rent will be prorated based on move-in date.
