RESIDENT QUALIFICATION CRITERIA The following qualification standards apply to all applicants for the Property. All applicants aged 18 years or older must complete an application, provide required documentation, and pay a non-refundable application fee of $35.00. Property Information * Property Type: Townhouse * Lease Term: Twelve (12) Months * Monthly Rent: $2,100.00 * Security Deposit: $2,100.00, due in full upon lease signing Income Requirements Applicants must demonstrate verifiable gross monthly household income equal to or greater than 2.5 times the monthly rent. For this property, the minimum required gross household income is $5,250.00 per month. Acceptable proof of income may include pay stubs, tax returns, bank statements, military LES statements, employment offer letters, or other documentation deemed acceptable by the Landlord. Employment Requirements Applicants must have maintained current employment for a minimum of six (6) consecutive months or provide satisfactory evidence of a stable and verifiable alternative source of income. Credit History Applicants should generally maintain a minimum credit score of 650. Credit reports will be reviewed for overall creditworthiness, including payment history, outstanding collections, judgments, bankruptcies, debt obligations, and other relevant factors. Credit scores below the minimum threshold may result in denial or additional review. Rental History Applicants must provide at least two (2) years of verifiable rental or housing history. Favorable references from prior landlords are required. Negative rental history, including repeated late payments, lease violations, property damage, or unpaid balances owed to previous landlords, may result in denial. Eviction History Applicants may be denied if they have: * Any eviction judgment within the previous five (5) years; * Any outstanding balance owed to a current or former landlord; or * A history demonstrating repeated lease violations or housing-related disputes. Criminal History Review Applications are subject to an individualized criminal background review. Convictions occurring within the previous seven (7) years may be considered based on factors including: * Nature and severity of the offense; * Time elapsed since conviction or completion of sentence; * Evidence of rehabilitation; * Potential risk to persons or property; and * Relevance to tenancy. Occupancy Standards Maximum occupancy is limited to six (6) persons residing in the Property, subject to applicable federal, state, and local laws. Pet Policy Cats are permitted subject to Landlord approval. Additional pet screening, deposits, fees, or pet rent may apply. All pets must comply with community rules and local ordinances. Smoking Policy The Property is a non-smoking property. Smoking, vaping, and the use of tobacco or similar products are prohibited within the dwelling and any areas designated by the Landlord. Application Approval Meeting the above criteria does not guarantee approval. Landlord reserves the right to evaluate all information submitted and make approval decisions based on the totality of the application, provided such decisions comply with applicable federal, state, and local fair housing laws. Security Deposit The security deposit of $2,100.00 is due in full at lease signing. Pursuant to applicable Texas law, including Texas Property Code 92.3515 and related provisions, any refund of the security deposit following termination of the tenancy will be subject to the tenant providing a written forwarding address and complying with all lease obligations.
