Rental Criteria 1. Applicant's verifiable take home monthly income is at least three (3X) times the amount of the monthly rent. This means that if you are self employed or work for cash you will need to supply a tax return. 2. Applicant's total monthly debt to income cannot exceed 33%, including rent. No active collections or recent bankruptcies. 3. Applicant is employed and has maintained the same source of income for a minimum of six months. A photocopy of a recent paycheck stub is required at time of application submission. 4. Each person signing the application must provide a photocopy of a valid driver's license and a Social Security Card. 5. Applicant, or occupants, are not an illegal substance abuser, or has not been convicted of the illegal manufacture or distribution of a controlled substance. 6. Rental application information is accurate, complete, and can be verified. Application is submitted with the screening fee, and holding deposit. (Check or money order, NO CASH). Present tenancy verified by a paid utility bill in the applicant's name. 7. Applicant is capable of paying all deposits, fees and required rent prior to move in. ($2625 min. total, more if there are pets) 8. Previous landlords were given required notice prior to move out. Your completed application will be thoroughly screened. Any incomplete, inaccurate or false information will be cause for denial of application. Reusable tenant screening reports will not be accepted.
