Lease Terms: Tenant agrees to maintain the property in a clean, safe, and sanitary condition throughout the lease term. Tenant Responsibilities: Tenant is responsible for all utilities unless otherwise agreed in writing. Tenant shall maintain the lawn, mow the grass regularly, remove weeds, rake leaves, and remove snow and ice from sidewalks and walkways as required. Tenant shall keep the exterior of the property free of trash, debris, and personal items. Any fines, citations, or municipal violations caused by the tenant's actions or failure to maintain the property (including lawn maintenance, trash, or other tenant-caused code violations) shall be the tenant's responsibility. Tenant shall promptly report any maintenance issues, leaks, plumbing problems, HVAC issues, or safety concerns to the landlord. Maintenance & Repairs: Tenant is responsible for routine maintenance items and minor repairs up to $100 that result from normal tenant use or negligence. Landlord remains responsible for repairs required by Michigan law, including structural, plumbing, electrical, heating, and other habitability issues that are not caused by tenant negligence. Damage caused by tenant negligence, misuse, abuse, guests, or pets is the tenant's responsibility regardless of repair cost. Tenant shall not make alterations, install fixtures, paint, or perform repairs without prior written permission from the landlord. Heating & Air Conditioning: Tenant agrees to properly operate and maintain the heating and air conditioning systems. Air filters shall be replaced regularly (recommended every 1 3 months or as needed). Tenant shall not block vents or misuse HVAC equipment. Damage resulting from neglect, failure to replace filters, misuse, or failure to report problems promptly shall be the tenant's financial responsibility. Appliances: Tenant shall use all appliances according to manufacturer instructions. Damage caused by misuse, neglect, or improper operation shall be repaired or replaced at the tenant's expense. General Property Care: Tenant shall keep the home clean and prevent mold, pests, and excessive moisture by maintaining proper housekeeping and ventilation. Toilets, sinks, and drains shall not be used for disposing of wipes, grease, feminine hygiene products, paper towels, or other inappropriate materials. Tenant shall not intentionally or negligently damage walls, doors, windows, flooring, cabinets, countertops, or fixtures. Occupancy: Only approved occupants listed on the lease may reside at the property. Subleasing or short-term rentals are prohibited without written permission. Smoking: No smoking or vaping is permitted inside the home or garage. Insurance: Renter's insurance with personal liability coverage is required throughout the lease term. Late Payments: Rent is due on the date specified in the lease. Late fees will apply as allowed by Michigan law.
