Lease terms

1. Security Deposit Refundable within 30 days after lease termination, less any deductions for damages beyond normal wear and tear. 2. Utilities & Services Tenant Responsible: Electricity ($50/m). Landlord Responsible: Trash removal, property taxes, building maintenance, HOA fees. 3. Parking Included: Free open parking in front of home. 4. Occupancy Maximum occupancy: 5 persons. No subletting or Airbnb without written consent from Landlord. 5. Use of Premises Residential use only. Business activities permitted only if they do not cause disturbances or violate zoning laws. 6. Pets Allowed with Landlord approval. Pet fee: $100 Per pet 7. Maintenance & Repairs Tenant must maintain premises in clean condition and promptly report needed repairs. Landlord responsible for structural repairs and major appliances (unless damage caused by tenant negligence). 8. Alterations No painting, structural changes, or major modifications without written approval. 9. Rules & Regulations Tenant must comply with building HOA rules and city ordinances, including noise limits and parking restrictions. 10. Entry by Landlord Landlord may enter with 24 hours' notice for inspections, repairs, or to show the property, except in emergencies. 11. Termination Either party may terminate at end of lease term with 30 days' written notice. Early termination by Tenant subject to penalty equal to one month's rent unless otherwise agreed. 12. Governing Law This lease shall be governed by the laws of the State of Texas.
