Lease terms

: Rent is due on the agreed-upon date each month. A late fee may apply if rent is not paid on time. 2. Security Deposit: A security deposit is required before move-in. If the tenant terminates the lease before the agreed lease end date, the security deposit will be forfeited. The deposit may also be used to cover unpaid rent, damages beyond normal wear and tear, cleaning costs, or other lease violations. 3. Utilities: Water is included in the rent. Electricity is not included and is the tenant's responsibility. 4. Quiet Enjoyment: No parties, loud music, excessive noise, or any activity that disturbs the peace and quiet of the property are permitted. Tenants must respect the neighbors and maintain a peaceful living environment at all times. 5. Occupancy: Only the individuals listed on the lease may occupy the apartment. Overnight guests are allowed only for short visits unless approved by the landlord. 6. Smoking and Illegal Activity: Smoking, illegal drugs, and any illegal activity are strictly prohibited on the property. 7. Pets: No pets are allowed unless approved in writing by the landlord. 8. Maintenance and Cleanliness: The tenant agrees to keep the apartment clean and in good condition and to promptly report any maintenance issues. 9. Property Damage: The tenant is responsible for any damage caused by themselves, their guests, or visitors beyond normal wear and tear. 10. Notice to Vacate: The tenant must provide at least 30 days' written notice before moving out, unless otherwise stated in the lease. 11. Lease Violations: Failure to comply with these terms may result in termination of the lease in accordance with applicable Alabama law.
