Lease Terms: 12-month lease term, August 1 July 31, aligned with the ECU academic year. Renewal offered at landlord's discretion with 60 days' notice prior to end of term. Move-In Fee/Security Deposit: First month's rent and security deposit (a month's rent) is due at beginning of lease. Utilties Policy: Renters are responsible for paying utilities used on the property. Smoking Policy: This is a strictly non-smoking property. Smoking of any kind: cigarettes, cigars, marijuana, vaping/e-cigarettes, is prohibited inside the home, on the covered patio, and within 20 feet of any entrance. Violations will result in a cleaning fee charged against the security deposit and may be grounds for lease termination. Parking Policy Up to 6 vehicles permitted, one per bedroom. All vehicles must be parked in the driveway or designated on-property areas only. Street parking is subject to city ordinances. No inoperable, unregistered, or commercial vehicles may be stored on the property. Guests may park on the street or in available driveway space and may not displace a tenant's vehicle. Tenant Maintenance Responsibilities Tenants are responsible for: - Keeping all interior spaces clean and free of trash, mold-causing moisture, and pest-attracting conditions - Replacing light bulbs, batteries in smoke/CO detectors, and HVAC filters (filters to be replaced every 90 days) - Promptly reporting any plumbing leaks, HVAC issues, or structural concerns to the landlord. Failure to report damage that worsens over time WILL result in tenant liability for all repair costs. - Any damage beyond normal wear and tear caused by tenants or their guests.
