12month leases/No Smoking APPLICATION & SCREENING CRITERIA All applications securely processed by TurboTenant. $55 App fee. Please read requirements below. To apply, copy & past the link to apply directly on TurboTenant's website. Every adult occupant aged 18+ must apply. Applications are reviewed as a pool based on these objective requirements: 1. Income: Combined verifiable monthly household income must be at least 3x the rent ($7,050/mo). 2. Credit: Min credit score of 620 w/ no property balances or utilities in collection. 3. Rental History: No evictions, landlord debt filings, or formal lease judgments within the past 7 years. 4. Policies: No pets (certified assistance animals welcome). No corporate contracts, third-party business entities, or subleasing. Home must be occupied as a private, single-family primary residence by the signing applicants. Rent must be paid online, in full, on the 1st of each month (partial payments automatically blocked by the system). Tenant responsible for utilities and yard and must complying with all HOA rules. Tenant must obtain and maintain renters insurance. CONDITIONAL APPROVAL POLICY Applicants who meet all rental history & policy criteria but fall short on the financial metrics may be considered for a "Conditional Approval" under the following terms: Credit Scores between 580-619, or verifiable income between 2.5x and 2.9x the rent ($5,875 - $7,049/mo) may be approved only upon applicant providing a double security deposit (equivalent to 2 months' rent) OR securing a qualified U.S.-based guarantor w/ a credit score of 670+ earning 4x monthly rent.
