Residential Lease Agreement Summary (Rhode Island - 2025) 1. Lease Term and Renewal This is a fixed-term lease agreement for one (1) year. The lease is eligible for renewal beginning in the tenth (10th) month, subject to mutual agreement between landlord and tenant. 2. Minor Repairs and Appliance Use Tenants are responsible for: -Minor repairs such as replacing light bulbs, smoke detector batteries, and unclogging drains -Using all appliances (e.g., dishwasher, washer/dryer) according to manufacturer instructions -Cleaning filters and maintaining appliances to ensure proper functioning -Regularly checking and replacing HVAC filters as needed 7. Community Rules and Storage Tenants must comply with all community rules regarding storage, maintenance, and general upkeep The unit may not be used for storage purposes beyond normal residential use 8.
