Owner maintains landscaping and yard maintenance. Renter is responsible for all utilities, including internet/WiFi/cable. NO SMOKING OR VAPE USE ON THE PREMISES, NO PETS 6-12 month lease required, NO EXCEPTIONS Security deposit ($1,500) to be paid with completed rental agreement. Monthly rent is $1,500 and is due on the 1st day of each month, NO EXCEPTIONS. Payment method will be at the discretion of the tenant, absolutely NO CASH will be accepted. Property owner is responsible for all maintenance and home repairs with the exception of misuse and property damage caused by the tenant. Tenant assumes full responsibility for property damage caused by negligence or misuse of the property. Hanging objects on the walls AND painting walls is strictly PROHIBITED. Property owner should be contacted immediately if there are concerns about the property (e.g. malfunctioning of appliances, power outlets, water heater, thermostat, or washer/dryer). Outside contractors, plumbers, electricians and service technicians (HVAC) are also strictly prohibited. Tenant will be responsible for all damages and/or charges incured for any service calls made to the servicers listed above. Property owner reserves the right to show the property at any time, but MUST provide the tenant with a 24 hour notice prior to each showing. In the event of the rental property being sold, the renter will have 60 days from the first day of the written notice to vacate the premises. Tenants will be provided with 2 copies of the house key with the full understanding that all locks will be changed as soon as the property is vacated. *Duplicate keys will not be furnished by the owner. It is the responsibility of the tenant to transfer utilities into their name prior to occupying the rental property. NO EXCEPTIONS. Utilities will be moved back to the property owner on the same day (or next business day) once the rental property has been vacated and there is no active lease in place. Items remaining in the rental property after the end of the lease agreement period will be removed immediately and discarded. Property owner is to be notified of any concerns regarding the safety of the house and/or surrounding property and must be contacted immediately with any concerns. *Suspicious activity that requires involvement of emergency personnel (fire department, ambulance, police). Property subleasing is prohibited and will void the lease agreement immediately. Any deviation from the terms outlined in this lease agreement will result in voiding the contract and be grounds for immediate eviction of the rental property. Reports of any suspicious activity or behaviors conducted on the rental property will be reported to the property owner immediately.
