Lease terms

This property is offered under a 12-month residential lease agreement. The lease term begins on the agreed commencement date and ends 12 months thereafter unless renewed or extended in writing by both parties. Smoking Policy Smoking, vaping, or the use of tobacco, marijuana, or any similar products is strictly prohibited inside the dwelling unit, common areas, garages, patios, balconies, and within 25 feet of the building. Any damage caused by smoking will be charged to the tenant. Parking Policy Parking off street parking outside the building. Vehicles must be properly registered, operable, and maintained. No commercial vehicles, recreational vehicles, trailers, or boats may be parked on the property without prior written approval. Unauthorized or improperly parked vehicles may be towed at the vehicle owner's expense. Pet Policy Pets are permitted only with prior written approval from the landlord. Approved pets must comply with all community rules and local ordinances. Tenants are responsible for any damage, cleaning costs, or disturbances caused by their pets. Aggressive breeds or exotic animals may be restricted. Additional pet deposits or pet rent may apply where permitted by law. Service animals and assistance animals will be accommodated in accordance with applicable fair housing laws. Tenant Maintenance Responsibilities Tenants are responsible for: Keeping the premises clean, sanitary, and in good condition. Promptly reporting maintenance issues, leaks, safety hazards, or damage to the landlord. Replacing light bulbs, smoke detector batteries (unless otherwise required by law), Properly disposing of trash and recycling. Maintaining any tenant-controlled outdoor areas, including patios, balconies, and yards, unless otherwise specified. Preventing damage caused by negligence, misuse, or failure to maintain the property. Complying with all community, and municipal regulations applicable to the property. The landlord is responsible for major repairs, structural components, building systems, and maintenance required by applicable housing laws, except where damage is caused by the tenant, occupants, guests, or pets.
