Lease terms

Residential Lease Terms Lease Duration: Minimum rental period is 6 months. Lease start and end dates will be specified in the lease agreement. Payment Terms: Last month's rent is due upon signing the lease. Rent is due monthly on the 1st of each month unless otherwise agreed. Tenant is responsible for electricity and any utilities not covered by the landlord. The landlord covers water. Wi-Fi / internet is included in the rent. Security Deposit: A security deposit equal to one month's rent is required at signing. The deposit will be returned within a reasonable period after move-out, less any deductions for damages or unpaid rent. Property Use & Occupancy: The property is to be used solely as a residential dwelling. Maximum occupancy is limited to those listed on the lease. No parties or large gatherings are allowed. Extra guests, subleasing, or short-term rentals (e.g., Airbnb) are not permitted without written landlord approval. Smoking & Pets: No smoking is allowed on the property. Pets are allowed only if agreed in writing; additional pet deposits or fees may apply. Condition & Maintenance: The property is fully equipped with appliances, furniture, and amenities for tenant use. Tenant agrees to maintain the property in good condition and report any damage or issues promptly. Damage to furniture, appliances, or property caused by the tenant will be repaired or replaced at the tenant's expense. Landlord reserves the right to inspect the property with reasonable notice. Utilities & Services: Tenant is responsible for electricity and optional services like cable or streaming subscriptions. Garbage and recycling bins are located outside the property. Tenants are responsible for taking the trash out on designated trash days. Tenant is also responsible for general cleanliness and proper disposal of trash and recycling. Access & Security: The landlord or authorized personnel may access the property with reasonable notice for inspections, repairs, or emergencies. Tenant is responsible for securing the property and reporting any safety or security issues immediately. Alterations & Decorations: Tenant may not make permanent alterations, paint, or major changes without landlord approval. Minor decorations (like wall hangings) are allowed if they do not cause damage. Termination & Early Exit: Early termination requires written notice and may be subject to penalties or forfeiture of security deposit unless otherwise agreed. Landlord reserves the right to terminate the lease for violations of terms, illegal activity, or failure to pay rent. Liability & Insurance: Landlord is not responsible for loss or damage to tenant's personal property. Tenants are encouraged to carry renters' insurance to cover personal belongings and liability. Governing Law: The lease will be governed by the laws of the state in which the property is located.
