Lease terms

Application Requirements: Credit/background check, income verification, employment verification, and application fee (if applicable). Lease Term: Minimum lease term is six (6) months. Longer lease terms are welcome, and lease duration is negotiable based on tenant needs and landlord approval. Pets: No pets permitted. Service animals are welcome in accordance with applicable federal, state, and local fair housing laws. Utilities: Tenant is responsible for all utilities associated with the property. The home is served by a private, tested, and fully functional well and septic system, so there are no public water or sewer bills. Tenant is responsible for electric service and trash removal. Landlord is responsible for payment of all real estate and school taxes. Home Maintenance & Repairs: Tenant must promptly report maintenance issues and is responsible for damage caused by negligence or misuse. Property Maintenance: Tenant is responsible for all routine lawn and yard care and for maintaining the exterior grounds in a neat and orderly condition. Alterations: No painting, mounting TVs, installing satellite dishes, or making alterations without written landlord approval. Smoking/Vaping: Smoking and vaping are prohibited inside the home. Tenant will be responsible for cleaning fees associated with smoke removal if there is evidence that smoking has occurred in the home. Well & Septic Care: Since the property has a private well and septic system, include that the tenant agrees to use the systems properly and not flush non-biodegradable items, grease, chemicals, wipes (even those labeled flushable), feminine hygiene products, etc. Entry: Landlord may enter the property with proper notice except in emergencies, as permitted by law. Subletting: Subleasing and/or short-term rentals (such as Airbnb/VRBO) are prohibited. Renters Insurance: Tenants are are required to maintain renters insurance. Owner/Agent Disclosure: Listing agent is a co-owner of the LLC that owns the property and is a licensed real estate agent in the Commonwealth of Pennsylvania.
