Lease terms

Lease Terms * Rent: $2,000/month * Security Deposit: $2,000 * Lease Term: 12 months * All occupants 18 years of age or older must complete an application and pass a background, credit, and rental history screening. * Tenant is responsible for all utilities. * Pets are welcome with landlord approval. * $500 refundable pet deposit plus $50-$75/month pet rent per approved pet. * Rent is due on the 1st of each month. Late fees apply after the grace period as outlined in the lease. * Renter's insurance is required prior to move-in and must be maintained throughout the lease. * Lawn care and routine upkeep are the tenant's responsibility. * No subleasing or short-term rentals (including Airbnb or similar platforms). * Smoking is permitted. The landlord will perform routine HVAC filter replacements. However, if smoking results in excessive odor, staining, residue, or requires additional cleaning, odor remediation, or extra filter replacements beyond normal maintenance, the tenant will be responsible for those costs. * Tenant must maintain the property in a clean, safe, and sanitary condition and promptly report any maintenance issues.
