Renter is responsible for electricity, gas and water bills. 10-month lease policy No smoking Only dogs and cats less than 40lbs Routine Upkeep & Cleanliness Keep the unit clean, sanitary, and free of pests caused by the tenant's own neglect Dispose of trash and recycling properly and on schedule Prevent mold and mildew through reasonable ventilation (e.g., using exhaust fans, not blocking vents) Minor Maintenance Replace HVAC filters regularly (often monthly or quarterly) Replace light bulbs, smoke/CO detector batteries, and other consumables Keep drains clear of hair, grease, and debris; avoid flushing improper items Maintain smoke and carbon monoxide detectors and report failures Reporting Obligations Promptly notify the landlord in writing of leaks, damage, electrical issues, or needed repairs Report problems early to prevent minor issues from becoming major ones Damage & Repairs Repair or pay for damage caused by the tenant, household members, or guests (beyond normal wear and tear) No unauthorized alterations, painting, or structural changes without written consent Systems & Appliances Use appliances, plumbing, electrical, and heating systems properly and only as intended Avoid overloading circuits or misusing fixtures Reporting Obligations Promptly notify the landlord in writing of leaks, damage, electrical issues, or needed repairs Report problems early to prevent minor issues from becoming major ones Damage & Repairs Repair or pay for damage caused by the tenant, household members, or guests (beyond normal wear and tear) No unauthorized alterations, painting, or structural changes without written consent Seasonal / Preventive (clarify responsibility) Protect against frozen pipes in cold weather (keeping heat on, dripping faucets) Change water filters, clean appliance traps, etc. Systems & Appliances Use appliances, plumbing, electrical, and heating systems properly and only as intended Avoid overloading circuits or misusing fixtures
