Utilities are included. Month to month duration with 30 days written notice of intent to vacate. No overnight guests are allowed. Property Damage vs. Wear and Tear: The Roommate is financially responsible for repairing or replacing any property damage, stains, or breakages they cause to the premises or the Homeowner's personal property. The Roommate is not responsible for normal, everyday wear and tear of the shared living space. Dishwasher Restriction: The dishwasher is strictly for private use or controlled operation by the Homeowner. Only the Homeowner is permitted to place dishes inside or remove dishes from the dishwasher. The Roommate shall not operate, load, or unload the dishwasher under any circumstances. Notice of Absence: The Roommate must notify the Homeowner in writing if they plan to be away from the property for more than 7 consecutive days. This allows the Homeowner to properly manage utilities, security, and emergency maintenance. Subletting Prohibition: The Roommate shall not sublet their room, assign this agreement, or allow any other person to occupy or live in the space. The space is for the exclusive use of the signing Roommate only. No Smoking & No Pets: Smoking of any kind (including tobacco, cannabis, and vaping) is strictly prohibited anywhere inside the property. No pets or animals of any kind are allowed on the premises at any time without prior written consent from the Homeowner. Parking: Roommate is assigned one (1) designated parking space in the driveway to the right side of the garage next to homeowner's sister's car. Roommate agrees never to park on the street, grass, or block neighbor access. Quiet Hours: Out of respect for the neighborhood, quiet hours are observed from 10:00 PM to 7:00 AM. Maintenance: Roommate agrees to keep their room clean, dispose of trash properly, and immediately notify the Homeowner of any plumbing, electrical, or structural issues. Trash Collection Duties: The Homeowner and the Homeowner's sister are solely responsible for taking out and bringing back the trash and recycling receptacles on designated trash pickup days. The Roommate is not required to handle the outdoor receptacles but remains responsible for bagging and placing their own personal trash into the indoor kitchen or trash bins. Kitchen Storage & Personal Supplies: The Roommate will be assigned their own designated refrigerator space and kitchen cabinet space, which will be outlined to them upon move-in. The Roommate must provide their own dishes, pots, pans, and utensils, as well as their own bed linens, towels, and blankets. The Roommate may not use the Homeowner's personal kitchenware or linens without explicit permission. Shared Cleaning Duties: The Roommate agrees to always keep their private bedroom clean and sanitary. For shared common areas (kitchen, living room, and shared bathroom), chores will be divided equally. The Roommate must clean up after themselves immediately after cooking or using common spaces. This includes wiping down counters, washing their own cookware, and clearing the sink immediately after use. Roommate has shared access to common areas, including the kitchen, living room, powder room, sunroom, and laundry area access in the basement.
