Tenant shall be responsible for all utilities associated with the property. HOA dues and exterior maintenance, including landscaping and common areas, shall be covered by the Landlord through the HOA. Pool passes, parking permits, remotes, and community access devices provided with the property must be returned upon move-out, and Tenant shall be responsible for replacement costs if lost or damaged. Smoking or vaping is strictly prohibited inside the townhome and garage. Tenant agrees to maintain the property in a clean and sanitary condition, promptly report any maintenance issues or damage, comply with all HOA rules and parking regulations, and maintain renter's insurance throughout the lease term. No subleasing, Airbnb, illegal activity, or unauthorized occupants shall be permitted. Any damages beyond normal wear and tear, excessive cleaning, or HOA violations caused by Tenant may be deducted from the security deposit.
